Power, water, fibre and land — the four-axis screen we apply to every site in the Mumbai–Pune–Navi Mumbai data centre corridor.

The four-axis screen

Every data centre site we evaluate must pass four screens:

  1. Power — minimum 50 MW headroom within 24 months
  2. Water — assured non-monsoon supply for cooling
  3. Fibre — at least two long-haul routes
  4. Land — clean title, contiguous, non-monsoon-flooding

What we surveyed

22 sites across Navi Mumbai, Panvel, Khalapur, Talegaon and Hinjewadi. Field visits, power-utility verifications, water-table interviews with local farmers, fibre-route walks with telco field engineers.
