Notes from a Field Visit to Talasari

What we saw in Talasari last week — and why it matters for anyone thinking about the Vadhavan catchment.

Talasari is one of the quieter blocks in the Vadhavan catchment. That is precisely why we keep going back.

What we saw

  • Two new dirt roads cut for what locals describe as "company land"
  • Three large parcels (40 to 80 acres) under quiet aggregation
  • Power-line surveying teams from MSEDCL in two villages
  • A new petrol pump under construction at the junction

What we did not see

  • Any visible large-format warehousing yet
  • Any meaningful price discovery in the registry — most transactions are still at 2024 levels

Our read

Talasari is roughly nine months behind Bhiwandi was in 2018. The buyers who are arriving now are early — not late. The window to acquire at sensible cost will close once the first warehouse pours concrete, which we estimate happens between September 2026 and March 2027.
