- Power-line surveying teams from MSEDCL in two villages
- A new petrol pump under construction at the junction
What we did not see
- Any visible large-format warehousing yet
- Any meaningful price discovery in the registry — most transactions are still at 2024 levels
Our read
Talasari is roughly nine months behind Bhiwandi was in 2018. The buyers who are arriving now are early — not late. The window to acquire at sensible cost will close once the first warehouse pours concrete, which we estimate happens between September 2026 and March 2027.
